Bungalow development

the brief...

Studio Speck was contracted to help with the design for a bungalow development.

The brief was to take a tired bungalow and draw up some design and layout concepts for a side extension and a third bedroom if space allowed. We came up with 4 workable layout options to help the developer understand the space and think about how the space could work and what to think about to make the most of the development.

 

Each option came in at different price points and various profit margins. Again, planning at the earliest stage allowed the developer to really think about the outcomes and timescales for each and potential profits and saleability.

On the left, we have the original layout of the bungalow. To develop the property, we looked at different layouts to keep spending to a minimum so some layouts had more change than others but also, changing the kitchen for a third bedroom was key, providing this adhered to building regulations.

Elevations were also produced to aid the costing of kitchens and feature elements. Without elevations, it would be difficult to obtain quotations as detail such as heights and sizes are needed by contractors to determine the cost and time required.

For this design concept, we used AutoCAD and Photoshop to help communicate and demonstrate the design to our clients. Once the options were designed, choices could be made as to what plans would go forward for the planning stage, which will be the next stage in the process.

update:

planning permission was applied for and granted at the beginning of November, so a fairly speedy process. Now the work begins!
